Import via Maisoku PDF

Tatemono IQ can read a Maisoku (マイソク) broker listing sheet and automatically populate a property record with the extracted data. Upload a PDF and the system processes it in the background — no manual data entry required.

Before you begin

  • File format: .pdf files only
  • File size: 10 MB or smaller
  • One property per file: If the PDF contains multiple listings, only the first property will be imported
  • File type: The PDF must be a text-based Maisoku flyer — scanned image PDFs extract fewer fields

How to import

  1. Open the Properties list at /app/properties
  2. Click Import Maisoku in the toolbar
  3. Drag and drop your PDF onto the upload area, or click the area to browse for the file
  4. Click Import Maisoku to start the import
  5. The import runs in the background — you will receive an in-app notification and email when processing is complete

What gets extracted

The AI reads the following categories of information from the Maisoku PDF:

  • Basic Information — property name, type, listing code, listing date
  • Location & Transit — full address, prefecture, up to 3 nearest stations (rail line name, walking or bus time)
  • Building Details — year built, structure type, total floors, unit floor, layout (e.g., 2LDK), private area (㎡), elevator, auto-lock
  • Financial — sale price, gross yield, monthly and annual rent, management fees, repair reserve fund
  • Land & Zoning — land area, land rights type, zoning classification, building coverage ratio, floor area ratio
  • Utilities — gas type, water supply, sewage system, hot water system
  • Management Company — management company name, management type, combined management and repair fee
  • Equipment & Facilities — equipment and appliances, parking type and fee, renovation details, renovation history
  • Agent Information — agency name, phone number, fax number, real estate license number

After a successful import, the source PDF is saved and attached to the property record. You can access it in the Property Media section of the property page. Tatemono IQ also automatically runs background enrichment jobs — POI lookup, hazard assessment, and property synopsis — if the address was extracted. No action is required from you.

If a field is missing or incorrect

All extracted fields can be edited after import. To update a field:

  1. Open the property
  2. Click Edit
  3. Navigate to the relevant section
  4. Update the field and save

Fields that were blank after import simply need to be filled in manually. The import does not overwrite data you add later.

Troubleshooting

Upload fails immediately

Likely cause: The file is not a PDF, exceeds 10 MB, or is corrupted.

What to do: Confirm the file is a standard Maisoku PDF under 10 MB and try re-exporting from the source software.

Import completes but very few fields were extracted

Likely cause: Scanned image PDF, unusual layout, or non-Maisoku document.

What to do: Use a text-based PDF (not a scanned image) and confirm the file is in standard Maisoku flyer format.

Some fields are blank after import

Likely cause: Non-standard formatting, OCR artifact, or value outside expected range.

What to do: Fill the missing fields manually via the property edit form. Check that numeric values such as year built and yield are within typical ranges.
