Getting Started for Real Estate Agents

This guide walks you through the core workflows you'll use every day as a real estate agent on Tatemono IQ — from adding your first property to sharing investor-ready analysis reports.

What Is Tatemono IQ?

Tatemono IQ is an AI-powered platform for managing Japanese investment properties and sharing them with international investors. As an agent, you import property listings, run AI analysis, and give investors a polished, multilingual view of each deal — without the manual work of translating spreadsheets or building reports from scratch.

The platform has five main areas accessible from the top navigation bar:

Add Your First Property

Tatemono IQ gives you three ways to add a property. Choose the method that matches where your listing data lives.

The browser extension imports a property directly from a Japanese real estate listing website in one click.

  1. Install the Tatemono IQ browser extension (see the Browser Extension Guide).
  2. Navigate to a supported listing site — Suumo, Athome, Rakumachi, and 9 others are supported.
  3. Open the listing page for the property you want to import.
  4. Click the Tatemono IQ icon in your browser toolbar.
  5. The extension automatically reads the page and shows a preview of the extracted data.
  6. Click Save Property to add it to your Tatemono IQ workspace.

The import takes a few seconds. Once saved, the property appears in Properties and is ready for analysis.

Option 2 — Maisoku PDF Import (for broker sheets)

Use this method when you receive a property as a マイソク (Maisoku) broker sheet in PDF format.

  1. Go to Properties in the top navigation.
  2. Click Add Property.
  3. On the Property Listing Registration Form, click the upload icon in the top-right corner of the form.
  4. Select Import Maisoku from the upload options.
  5. Drag and drop your PDF into the upload area, or click to browse and select the file.
  6. Click Import Maisoku to submit. Processing takes 30–120 seconds.
  7. You will receive a notification when the import is complete. Review the extracted fields before publishing.

Maisoku import extracts all standard fields plus utilities data (gas, water, sewer) that listing websites often omit.

Option 3 — Manual Entry

For properties not available online or as a PDF, fill in the details yourself.

  1. Go to PropertiesAdd Property.
  2. The Property Listing Registration Form opens on the Basic Info tab.
  3. Fill in the required fields: Property Code, Property Type, Property Status, and Listing Date.
  4. Use the tabs across the top to complete additional sections: Property, Management, Financial, Legal/Tax, Media, and Admin.
  5. Click Save Draft to save your progress, or Publish when the record is complete.

Write an AI Property Description

Once a property is in your workspace, Tatemono IQ can write a professional property description for you using its AI Description Writer.

  1. Open the property and click Edit (the pencil button in the top-right corner of the Property Details page).
  2. On the Basic Info tab, scroll to the Description field.
  3. Click Generate Description.
  4. The AI generates a description based on the property's data — address, building specs, financials, and more.
  5. Review the output in the Description field. If you want a different tone or focus, click Options to adjust generation settings, or enable Refinement Mode to iteratively improve the draft.
  6. When satisfied, click Save Draft or Publish to save the description.

The description is written in the property's primary language. You can regenerate it at any time by clicking Generate Description again.

Hide the Address from Investors

Some agents share properties with investors before a deal is finalised, and prefer to withhold the exact address until they are ready. The address masking feature replaces the full address with a neighbourhood boundary area on the map for all investors on your team.

  1. Open the property and click Edit.
  2. On the Basic Info tab, scroll to the bottom of the address section.
  3. Check the box labelled Hide property address from investors.
  4. Click Save Draft or Publish.

When this setting is on, investors viewing the property see only the general neighbourhood on the map — not the street address or building number. You can turn it off at any time to reveal the full address.

Note: Address masking requires the property address to resolve to a specific building or plot. If the address is too general, the toggle will be visible but disabled.

Build Your Team

Tatemono IQ is built for teams. You can invite colleagues (other agents or staff) to your team so they can view, add, and edit properties alongside you.

  1. Click Teams in the top navigation and select Team Settings from the dropdown.
  2. In the Team Members section, click + Invite Member.
  3. Enter the invitee's email address and assign their role (Agent or Member).
  4. Click Send Invitation. They will receive an email with a link to join your team.

Once they accept, they appear in your Team Members list and can access your property library immediately.

Invite Investors

Investors on Tatemono IQ have a separate role. They can view properties and analyses you share with them, but cannot edit listings or run new analyses. To invite investors:

  1. Go to TeamsTeam Settings.
  2. Click Invite Investors at the top of the page.
  3. Browse the investor directory — profiles are anonymous until an investor accepts your invitation.
  4. Filter by investment preferences to find investors that match your properties.
  5. Select the investors you want to invite and click Send Invitations.

Investors who accept appear in your Team Members list with the Investor role. You can manage their access — for example, granting a specific investor the ability to see hidden addresses — by toggling Show full address to this investor next to their name in Team Settings.

Run an AI Analysis

Tatemono IQ offers three types of AI-powered analysis for each property. You can generate a report in any of the five supported languages, regardless of the language the property data is in — making it easy to share Japanese listings with English, Korean, or Chinese-speaking investors.

  1. Open the property on the Property Details page.
  2. Click the Analysis button (the chart icon with a dropdown arrow).
  3. Choose the type of analysis:
    • AI Analysis — A narrative summary covering investment potential, risks, location advantages, and market context. Best for first impressions.
    • Proforma Analysis — Financial projections and returns including gross yield, NOI, and cap rate estimates.
    • Cashflow Projections — Long-term cashflow modelling with loan scenarios, vacancy assumptions, and exit strategy.
  4. In the analysis setup form, set the Analysis Language to your investor's preferred language.
  5. Click to generate the analysis. Processing takes 30–60 seconds.
  6. The completed report appears under View Saved in the Analysis dropdown.

Previously generated analyses are always available under View Saved.

Export a Maisoku PDF

You can export any property as a Maisoku-format PDF — a structured property sheet ready to share with investors or use in presentations.

  1. Open the Property Details page for the property you want to export.
  2. Click Maisoku PDF Export in the top-right action buttons.
  3. Select the export language from the Select Export Language dialog.
  4. Choose a PDF template (Property View, Classic, Investor, Compact, and others are available in your team's Maisoku Export Settings).
  5. Click to generate. The PDF downloads automatically when ready.

The exported PDF contains the property's core data, photos, financials, and the AI synopsis if one has been generated.

Share an Analysis with an Investor

Once an AI Analysis is ready, you can generate a secure share link and send it to a specific investor — even one who isn't yet a member of your team.

  1. Open the analysis you want to share (via AnalysisView Saved from the property page).
  2. Click Share Analysis.
  3. Enter the investor's email address.
  4. Optionally add a Personal Note — a short message the investor will see when they open the link.
  5. Click Generate Link, then Copy Link.
  6. Send the link to the investor by email or any other channel.

The investor receives a read-only view of the analysis. If they don't have a Tatemono IQ account yet, the link guides them through a quick registration before granting access.
